If you’ve been following local updates, you’ll be thrilled to hear that Ipswich Borough Council has announced proposals to build over 100 new, affordable homes right here in Ipswich. As a community that prides itself on looking out for one another, having access to good-quality, affordable housing is vital for helping individuals, couples, and growing families thrive.
Next week, on Tuesday 11 August, the Council’s Executive will be asked to approve the next exciting stage of these two major housing developments. The plan seeks permission to submit formal planning applications to transform two key local sites: the second phase of the former Tooks Bakery site, and a currently Council-owned plot between Gower Street and Vernon Street.
The Tooks Bakery development is set to provide 45 wonderful new homes, beautifully split into 39 one and two-bedroom flats, along with six three-bedroom terraced houses. Over in the Gower Street and Vernon Street area, the proposed redevelopment would deliver an additional 56 one and two-bedroom flats within a new five-storey apartment block, making excellent use of available land to meet the needs of our local community.
Building on a Strong Track Record
We know how crucial these projects are for the wellbeing of Ipswich. Handford Homes, the Council’s wholly owned housing company, already has a fantastic track record in our town. To date, they have successfully delivered 402 homes across Ipswich, bringing much-needed housing to neighbourhoods like Grimwade Street, Ravenswood, Bibb Way, Fore Hamlet, Hawke Road, and the initial phase of the Tooks Bakery site.
Councillor Alasdair Ross, Portfolio Holder for Housing, highlighted the importance of the schemes for our town’s future: “Providing more good-quality, affordable homes remains one of the Council’s key priorities. These two proposed developments would deliver more than 100 new homes, helping to meet local housing need while making best use of available sites.”
Your Voice Matters
We understand that new developments can sometimes bring changes and questions to our neighbourhoods, and it is incredibly important that the community’s voice is heard. Councillor Ross has reassured residents that local concerns—such as parking in the Gower Street area—are being taken seriously.
“If approved, we are committed to working closely with ward councillors and residents as the detailed designs are developed and consulted upon,” he explained.
This means there will be plenty of opportunities for you to have your say! Should the Executive approve the plans, formal planning applications will be submitted, which always include a full public consultation process. It’s a brilliant chance for all of us to engage and help shape the future of our town.
To ensure Ipswich can continue to grow and support its residents in the long term, the report also seeks approval to apply for vital funding through Homes England’s Social and Affordable Housing Programme for 2026–2036.
